Computerized Commercial Real Estate Forms debut in 26 states after sweeping California.

WinAIR Forms, the software system that allows commercial real estate professionals to totally customize contract forms from their computers, is now being used in 26 states from Alaska to Maine after sweeping California, according to the American Industrial Real Estate Association (AIR), producers of the system.

AIR, whose continuous updating of the forms and addenda for commercial real estate transactions since 1962 has made them the industry standard, revealed that over 600 units of the WinAIR forms software were sold during 1998. Brokerage firms in 30 California counties led the way.

Paced by Arizona with 33 subscribers, non-California firms are now using WinAIR forms in Alaska, Colorado, Florida, Hawaii, Idaho, Indiana, Kansas, Maryland, Maine, Michigan, Minnesota, Mississippi, Montana, Nebraska, New Mexico, North Carolina, Nevada, New York, Ohio, Oklahoma, Oregon, Texas, Virginia, Washington and Wisconsin. One Canadian firm is also using the system, AIR reports.

Ron Surace, Chief Operating Officer of AIR, said WinAIR forms has caught on nationwide because of its pacesetting features and ease of use. They include the capacity to: print unlimited draft copies free; strike-through and add custom paragraphs; apply security controls to prevent accidental revision or unauthorized access; insert company logos or bitmap images; spell-check contracts; print letter-size contracts; store completed forms in your own personal folder; eliminate redundant typing by storing recurring text in your own personal library, and Fax or e-mail forms directly from your computer to other WinAIR forms users.

WinAIR forms software includes all AIR contract forms and addenda, user-friendly screens, built-in security, convenient forms usage systems (200 tokens pre-loaded), and easy re-order of forms.

"The convenience and customizing capabilities of the WinAIR Forms system, coupled with the comprehensive quality of the forms themselves to meet every need that may arise for a broker, have sparked the system's nationwide appeal," Surace stated. "There's no more running out of hard copy forms, or hand typing long forms."

LONG-TERM QUALITY, PRIDE OF HERITAGE
KEYS TO WATSON LAND COMPANY

Focusing on a primary strategy of developing land and constructing buildings which meet the needs of companies seeking functional, attractive and economical space, Watson Land Company has earned an enviable reputation for long-term quality and value.

Concurrently, and perhaps the underlying essence of it respect, Watson Land Company is deeply rooted in the history of California's first, large Spanish Land grant, the Rancho San Pedro. The King of Spain gave the area, comprising about 75,000 acres in what is today southern Los Angeles County, to Juan Jose Dominguez for his long and faithful service as a soldier in the Spanish Colonial Army.

The present day Watson Land Company originated from the land holding of the Dominguez family descendants. The company takes pride in its historical heritage which traces its origins back more than 200 years.

Today, Watson Land Company constructs speculative buildings, as well as build to suit facilities, that are tailored to a client's specific requirements.

Whether the property is a speculative venture or build to suit for a specific requirement, service and responsiveness to the client are viewed as the keys to Watson Land Company's philosophy of long-term quality and value for the occupancy, according to Richard M. Cannon, president and CEO.

Central to its success, Watson Land Company, through long-range master planning and enforcement of protective covenants, controls development, maintains high standards and optimizes the work environment for tenants, their employees and neighbors.

Recently, Watson Land Company launched the second phase of its 438-acre Dominguez Technology center, the largest master-planned business park in the South Bay area of Los Angeles County. The center is part of the original land grant of 75,000 acres.

Phase Two of the center comprises three new buildings which are moving forward in concert with the mass grading of 115 acres of land for all of the final phases of the center. Watson Land Company anticipates constructing an additional 2.2 million square feet of buildings, both build-to-suit and speculative construction, over the next five to eight years.

Phase One of the center was successfully completed, highlighted by leases with NEC, TRW, and Marukai Corporation.
