ESTATE BROKERS' WEB SITE BECOMES 'ONE-STOP' LOCALE FOR CYBERSPACE
Having successfully launched a Web Site that provides commercial
brokers with fingertip access to virtually any industrial property
in the Los Angeles Basin, the AIR has expanded its site into a one-stop
location for the Internet, including instant access to news and
trip planning links, AIR announces.
Ron Surace, Chief Operating Officer of AIR, reports that the association's
Web Site (www.airea.com) has evolved into "a destination point
for access to the Internet" in addition to being a leading
site for commercial real estate property information.
"We have attempted to make our Web Site simpler and more comprehensive
for the real estate community to use, providing a variety of ways
to access different components of the Internet from one site while
conducting their primary function of analyzing real estate,"
said Surace.
He explained that AIR's Web Site now includes investment information
via its "Hot Sites" link, which leads to Microsoft Investor
and Microsoft Money Insider. Real Estate related links include Real
Estate Laws, the Pike-Net Directory of Commercial Real Estate, the
Society of Industrial and Office Realtors, the California Department
of Real Estate and the Consumer Price Index.
News links via AIR's Web Site include MSNBC, CNN, CNN Financial
News, Wall Street Journal, C/NET, Los Angeles Times, and Tech Web.
A Map Quest link is an easy-to-use trip planner, while Expedia
enables site users to quickly book airline flights.
Infospace, a veritable national white and yellow pages, is another
valuable AIR site link that allows brokers to quickly locate people
and places nationwide.
Other areas of interest are as varied as Inman News on Commercial/Industrial
related issues, CAR Legislation and the ability to download all
of the AIR Forms.
Finally, AIR's Web Site is a comprehensive roadmap to Internet
search engines, including AIR Search Site, HotBot, Northern Lights,
Alta Vista, Yahoo, Excite, Infoseek, and Lycos. The site even provides
information on how to use search engines, Surace said.
"We've designed our Web Site so brokers and anyone else primarily
interested in real estate can go to our site and stay on it for
all of their Internet needs," Surace concluded.

PATHFINDER MORTGAGE SUCCEEDS
IN MEDIUM INDUSTRIAL LOAN NICHE
By concentrating on medium size loan transactions, which are further
focused on the industrial real estate market, Pathfinder Mortgage
Corporation has carved a successful niche in the real estate finance
market.
An active AIR member for years, Pathfinder Mortgage Corporation
was founded in 1978 and specializes in the placement and servicing
of permanent loans for income producing industrial, office, retail,
medical and apartment properties.
"However, over the years the industrial loans in our servicing
portfolio far exceed any other category and represent about 50 percent
of all loans. Office, retail, and medical office equally comprise
most of the balance of the portfolio," said Ronald Robbins,
president in the company's Los Angeles office.
With offices in Orange County and West Los Angeles, Pathfinder
represents life insurance companies and conduits on a correspondent
basis. The company now services more than $400 million of loans
it has originated for these lenders. Pathfinder's nine loan officers
together have over 150 years of commercial loan experience in Southern
California.
Pathfinder's lenders are active in the California market and are
currently offering five to 15-year fixed rate loans from $500,000
to $15,000,000 at competitive interest rates amortized up to 30
years on quality commercial real estate.
According to Robbins, Pathfinder Mortgage Corporation has maintained
an outstanding reputation in the markets in which it operates and
has provided excellent results for its borrowers and lenders, as
well as commercial real estate brokers and their clients.
